EASTSIDE COSTA MESA: A COMPLEX SALE, SOLVED THE RIGHT WAY

THE CHALLENGE

The homes were tear downs, and the lots were impacted by a lot split done back in the 1940s that left them undersized by today’s standards. While there was developer interest, we knew there could be entitlement and buildability snags that might derail escrow if not handled carefully.

THE OPPORTUNITY

Our role was to help the seller navigate competing offers, assess real risk, and identify the highest and best use of the property so the final buyer could both perform and pay a premium.

THE RESULT

The was a clean close and maximum value for the seller.

Although this opportunity is now off the market, several qualified buyers who missed out are actively looking in the surrounding area.
